01 — Read the house
Foundation movement announces itself months before anybody measures it. Here is what each symptom usually means, and roughly how far out of level a house is by the time you notice.
02 — The measurement
Before we quote anything, we shoot the floor. A manometer reading every few feet turns "it feels sloped in the den" into a number you can argue with — and a plan you can price.
The readings set the pier count, the pier type, and the lift sequence — in that order. A house that drops 2.6″ at one corner is a different job from a house that dips 2.6″ through the middle, even though the number matches. That distinction is most of the cost.

03 — The fix
North Texas sits on expansive clay that swells and shrinks several inches a year. The fix is never to chase the clay — it's to reach past it. Which pier does that depends on your soil, your load, and your access.

Level Up Foundation TX LLC is a young company standing on twenty years of residential construction — remodels, additions, insurance restoration, and the foundation work underneath all of it.
The crews who set our piers are foundation specialists we have used and inspected for years — the same group, job after job, and signed off by us before anybody gets an invoice. We did not go shopping for a cheap sub to start this company. We started it around the one we already trusted.

08 — Straight answers
Some will close almost completely. Some will narrow and stay visible, and a few won't move at all — drywall and mortar don't always travel back the way they came. Structural correction and cosmetic repair are two different jobs, and we'd rather tell you that now than after the piers are in. We can quote the cosmetic work separately if you want it.
Sometimes. Some North Texas cities want an engineer's letter before they'll issue a permit, and most lenders and buyers want one at resale. Engineering and permit fees are not part of our per-pier price and we don't mark them up — you hire the engineer directly, and we'll tell you straight whether your situation actually calls for one. If you already have a report, bring it; we'll work to it.
Most homes take two to four days from first dig to final backfill. Exterior piers mean holes around the perimeter and some disturbed landscaping; interior piers mean either tunneling from outside or a small slab break-out and patch. You can usually stay in the house the whole time.
This is the question too few contractors bring up. A slab that has dropped two inches has been dragging cast iron and PVC down with it, and a leaking line under the slab is often what washed the soil out in the first place. We test the lines after the lift. If something failed, you'll know it from us, with a camera, before it becomes a second foundation problem.
The piers are set by a specialist foundation crew we have worked with and inspected for years — the same people, every job. A lifetime transferable warranty on the piers we install: if a piered section settles again, we come back and adjust it at no charge, and the coverage follows the house to the next owner. It covers our piers — not areas of the foundation nobody piered, and not new movement caused by plumbing leaks or drainage nobody fixed. The written terms come with your proposal, before you sign anything.
Sometimes, honestly, yes — clay moves seasonally, and a house that's a half inch out in August may read differently in February. That's exactly why we take the readings and date them. If the number is small and the pattern is seasonal, we'll tell you to water your foundation and check back with us next year. We'd rather earn the job you actually need.
